Moving into a new property comes with plenty of responsibilities. We've put together these moving checklists to help clarify the process for our tenants. Whether you're moving into a Southern Castles property or you're preparing to say goodbye, the checklists below should answer many of your questions.

Move-in Checklist

Let us be the first to congratulate you on your new home. As you prepare to sign the lease and take possession of the property, please review the following important keys:

First Month's Rent & Security Deposit

You'll need to pay your first month's rent and the security deposit at the lease signing. Please be sure to confirm the amounts with us before your appointment. Any additional fees or pro-rated rent will also be due at this time.

Move-in Date & Inspection

We will schedule your move-in date and inspection at the lease signing.

Utilities

As a Southern Castles tenant, you'll need to place all utility accounts for your rental property in your name. We recommend calling the utility company at least three days before moving in to avoid administrative fees and outages.

Move-out Checklist

Ready to move out of your home? Before you hand in the keys, please review the information below.

Notice of Intent to Vacate

You'll need to give us written notice of your intent to vacate your rental property. Please refer to your lease for any terms governing the length of your tenancy.

Property Condition

Your rental home needs to be thoroughly cleaned and all damage should be addressed.

  • Rental Cleaning: After removing all of your belongings from the rental home, carefully clean your property. Thoroughly sanitize your countertops and all hard surfaces. Floors in the property should be swept, mopped, and vacuumed. Please pay careful attention to the kitchen and bathrooms.
  • Landscaping & Outdoor Areas: If your home has outdoor space, you'll need to take care of responsibilities like mowing the lawn and replacing bulbs in light fixtures.
  • Repairs: Any damage that occurs during your stay should be repaired. Please patch nail and screw holes, repaint if necessary, and replace broken glass. If you need assistance, speak with our team.

Security Deposit

Your security deposit will be returned to you as soon as possible after you leave. We will conduct a thorough inspection of the property and identify any damage that remains. Repairs will be made as necessary and the fees for these repairs will be deducted from your security deposit.

Please note, your security deposit does not count as a rent payment. You still need to pay your last month's rent. Failure to do this may result in administrative fees and legal action.
